40,000sf (August 2007 – January 2008), D2 Solutions ModSpace, a subsidiary of GE specializing in modular structures, conceived this 40,000sf facility as a space to gather corporate, call center, and sales divisions under one roof. The need to accommodate the aesthetic requirements of the sales/corporate environment and typical call center density requirements within the confines of the budget provided a challenge to the design and construction team. In order to overcome these challenges, the team incorporated a multitude of materials not traditionally found in a typical commercial office fit out, but commonly found in the modular structures that ModSpace offers. A few examples of non-traditional materials used in the project are systems such as Iconic wall panels and corriboard cabinets. Offices and conference rooms were erected of pre-formed glass wall systems manufactured by Dirt, Inc. Also constructed within the space was a full-scale, functioning modular facility for marketing/sales purposes.
In addition to providing pre and general construction services, design-build MEPS services were also a part of this project. Beyond the basic systems required to support a typical office environment, a stand-alone MEPS disaster recovery infrastructure was designed to protect the IT department and included redundant HVAC systems, stand-alone clean power, and pre-action fire suppression all supported by an independent diesel fuel generator.
Finally, contracted direct with the landlord and implemented concurrent with the tenant fit out was the base building portion of the project, which included the complete renovation of common corridors, elevator lobbies, and restrooms. |
